Third and Fourth Lots Owned by EDC Sell to Local Developers for Converse’s First Professional Office Park
May 7, 2021 (CONVERSE, TX) The City of Converse Economic Development Corporation (EDC) announces the sale of the next two EDC owned parcels at city center. The largest lot, at 3-acres, will be the first ever professional office park in the City of Converse. The smaller parcel could potentially be utilized for concepts such as car-charging stations, overflow employee parking, and/or food trucks.
The group developing the site is made up of five partners who all live and work in the San Antonio and surrounding communities. The development plans for the site are to build Converse Town Center, which consists of four single-story office buildings totaling 29,000 square feet. The buildings will boast stone and brick exteriors, metal roofs, and lots of tall windows to add charm to the area near the new City Hall, Senior Center and Library. These professional offices are being designed to fill a local need, of which no other professional offices exist to house these types of businesses. While primarily an office park, the project will include one building that can allocate a drive-thru option for uses such as a dry cleaner drop off, coffee, or such. There will be access into the office park off of S. Seguin and Converse Center Street which will feature quality monument signage, significant parking for tenants, and a fully landscaped park-like setting.
“We want to create a place which will enhance the quality of life for the residents of Converse”, said partner Ernest Brown. “We want to provide a convenient place for them to take care of every-day business, and accomplish it in a beautiful place. Design and construction estimating are under way now and the group aims to be under construction in the fall of this year. Converse Town Center LLC is really excited about the potential of Converse and all this site has to offer.”
The five (5) parcels were purchased by the EDC in 2017 with a plan to create economic growth by selling the lots for development opportunities that fit into the city’s plan to create a downtown corridor. The properties have been marketed by Transwestern since January 2019 with one remaining parcel at 0.60 acres next to this newly announced project.
