Dallas-based Xebec Is Betting Big on an Advanced Manufacturing and Logistics Campus in Central Texas

(DALLAS, TX) July 26, 2023 — SLR Property I, LP, a private, Texas-based investment group, is building a Mega Site on a 50-square mile property in Central Texas, starting with a 3,300-acre Advanced Manufacturing and Logistics Campus (AMLC). The property is commonly known as Sandow Lakes Ranch and was formerly used for an aluminum smelter, a lignite coal mine and coal power generation station. The lignite mine has been reclaimed and restored with lakes and ranch land. Unlike most ranch properties in Texas, Sandow Lakes Ranch has direct access to ERCOT (via ONCOR) power switch, potable water availability and access to wastewater treatment. The property has established a municipal utility district to pay for infrastructure.

SLR Property I LP has a comprehensive development plan for the entire 50-square miles, having spent a year working with nationally recognized land planners and designers. The AMLC is the first part of the multi-stage plan that includes adjacent workforce housing, hamlets, solar farms, retail, commercial, industrial, hospitalities and recreation facilities. The AMLC is located just south of US 79 on FM 1786, will span over 3,300 acres and feature a staggering 30 to 50- million square feet of manufacturing and logistics space supported by rail and truck intermodal capabilities. The AMLC is expected to be ready for commercial operation by mid-year 2025.
